NEW-BUILD INSPECTION

Buying a brand new built home? 
This can be an exciting time, but it’s still necessary to take precautions that will ensure the home is in good condition before moving in.
Ensure that the home is registered with the NHBRC to ensure it is covered with the warranty plan.
The NHRBC states: 

". . . . . your home builder is obliged to offer you three warranties from date of occupation, as follows:

  • Any deviation from the terms, plans and specifications of the agreement or any deficiency related to design, workmanship or material that you notify him of in writing within three months of first occupation.

Construction
  • Roof leaks must be reported to the homebuilder in writing within 1 year from date of first occupation and

  • Major structural defects must be reported to the homebuilder in writing within 5 years from date of first occupation.

All three above-mentioned warranties are the responsibility of the homebuilder to remedy.

You should schedule your  new build inspection prior to the builder’s final walkthrough so that we can comprehensively evaluate the home before the transaction is final. If we happen to turn up any issues related to safety or defective materials, the builder can fix before moving in.

Don't move in before having an unbias inspection.
